UMFREA is currently leading the redevelopment of an existing real estate portfolio into an approximately 3,000,000 square foot mix of residential, office/R&D/innovation, hospitality, retail, and entertainment and public realm spaces in multiple phases over the next 20 years.

The property slated for redevelopment sits at the eastern edge of the Minneapolis campus at the epicenter of the University’s medical teaching facilities, athletics, and the Biomedical Discovery District. The University and UMF have identified this project as a once-in-a-generation opportunity to create a unique mix of key land purposes that meet a range of University and community needs through private-sector expertise, investment, and partnership. 

Guided by our development principles, we envision a high-energy hub of innovation that invites gathering by members of the University community and the community at large. The vibrant diversity around campus is the foundation for a new center of gravity for public-private partnership, year-round public space activation, and a dynamic mixed-use environment where all will be welcome.

Features will include:

  • Significant, best-in-class public realm space connected to campus
  • Active and UMFREA-curated ground floor uses to enhance the pedestrian experience
  • Approximately 1.4 million square feet of innovative commercial R&D, incubator and accelerator space for offices and entrepreneurs
  • Approximately 1.4 million square feet of residential housing and hospitality uses

This project has the potential to fulfill the University’s vision for an integrated community that brings learning, culture, employment, vitality, economic activity, amenity and residential spaces together to create a stronger, safer, more vibrant and inviting campus and surrounding neighborhood.
